Classic, 46 foot Heritage West Indies, commissioned in 1978 in Clearwater, Florida. A Charlie Morgan design.
“Alma Mia” is a fully equipped cruising sailboat with a 6 foot draft and a 15 foot beam. The sail configuration is a cutter rig which can be modified to a sloop. 2 staterooms & 2 heads. Both heads have showers and the master stateroom has a separate shower. Large galley with new refrigeration unit in 2010. 3 burner stove & oven. Dual bowl stainless steel sink. Pressure water system plumbed for hot water tank with engine heating. Spacious center cockpit. Updated forward port lights & hatches throughout. Large engine room with dual access for easy maintenance. The engine was rebuilt in 2005 and is a diesel Perkins 4-236. 140 gal. fuel capacity.170 gal water capacity Spectra Watermaker , with 2 separate pumps. If one fails the other takes over or they can be operated together. Manufacturer claims 2 pumps operated together to produce 17 gallons per hour. Raymarine 7000 autopilot WH autopilot model P-3 used on many commercial boats (featured in Practical Sailor as the best.) ST-40 Depth Sounder Ratheon R21/21X Radar ICOM-728729 50 mg transceiver. Standard GX1250S transceiver VHF Boat is wired for 110 and 220 the battery charger will operate on either voltage, engine is equipped with a 125 amp hour double belted alternator with a smart charger regulator and Zantrex Link 2 battery monitor, which monitors condition of 2 battery banks. Lifelines replaced in 2010. There is a really nice professionally built custom life rail encompassing the back 1/2 of the boat for greater safety. This rail is integrated with the davits & has a large custom stainless swim ladder that swings up out of the way & can be used on either side of the boat. A stainless custom liferaft mount.

LAYOUT / DESCRIPTION Entry is forward from the cockpit down companionway steps. Galley is to starboard with the navigation area to port; port and aft is a walkthrough with storage, leading to the aft cabin, with a head compartment to starboard and forward of the cabin. Forward from the companionway is the salon with longitudinal seating to the port side, with Ushaped seating to the starboard side around a table.
Forward from the salon is storage to port with a head compartment to starboard, and forward again to a cabin with vee-berth.
Galley- Force 10 threeburner stove with oven and grill; dual stainless steel sinks with mixer faucet; Proctor Silex microwave oven; top opening refrigerator with evaporator plate and 12-volt cooling unit.
Finish is cream painted vertical surfaces with wood strip paneling to hull sides; teak and holly flooring recently renewed and in excellent condition; fabric upholstery recently renewed and in excellent condition; white painted textured ceilings. The interior of the vessel shows very well.
COCKPIT - Center cockpit, moulded and finished as deck with seating to port, starboard, and aft, with a large locker / lazarette beneath the starboard seating. A teak grating in new condition is at the cockpit sole, steering binnacle is central with a lifting table at the forward edge. Forward is an unvarnished hardwood framed dodger, with a stainless steel framed tan canvas bimini attaching to the dodger top edge, and a tan canvas sunscreen aft.

PULPIT - Stainless steel tube pulpit
Pushpit - rails wrap around either side from the stern to the boarding gates. At the port quarter is a stainless steel pole which carries the Spreco Silent Wind wind generator, deck mounts
DAVITS - Deck mounted stainless steel davits, incorporating a stainless steel tilting frame carrying 3 x solar panels
STANCHIONS & LIFELINES - Stainless steel stanchions and bases. Dual PVC covered stainless steel lifelines, with boarding gates at cockpit level.
COOKING GAS SYSTEM - At the cabintop aft of the mast is an aluminium framework with a box cover containing the two aluminium horizontal propane tanks, the propane storage is vented to the atmosphere. There is a regulator with gauge, remotely operable solenoid valve and hoses.
Stainless steel wheel drives - a chain to a hydraulic pump at the engine compartment with pipes and hoses aft to the hydraulic ram at the bronze tiller arm on the stainless steel rudder stock. There are 2 x electro-hydraulic pumps and 2 x rudder reference units, one of each for each of the two autopilot systems. An emergency tiller is located beneath the aft cabin bed, and visibility from the helm is good.
CQR 60lb anchor rode is 10mm / 3/8” galvanized chain, Second anchor is Danforth with chain and rope rode. 15lb fisherman anchor on board, Windlass is Ideal 12-volt vertical with capstan and 2 x footswitches, new motor.
MAST & BOOM Extruded aluminium mast and boom finished in white. There are two sets of spreaders, with a fastened track to the aft edge for the external sail slides, and a fastened track to the forward edge for the aluminium pole stored at the starboard rail. There are fixed mast steps to the lower spreader level

STANDING RIGGING Shrouds, backstay and forestay are rod rigging, inner forestay is stainless steel wire with a swaged fitting. There is a forestay (covered with furling gear and only partially visible); removable inner forestay; single backstay with SSB antenna isolating terminals; discontinuous cap-shrouds and intermediate shrouds; dual lowers to each side. Owner reports that standing rigging was renewed in 2009, and a rigging inspection was carried out in 2012
CHAIN PLATES Forestay attaches to an aluminium fitting at the bow platform. Inner forestay attaches to an aluminium deck fitting,. Shrouds attach to individual stainless steel chainplates were renewed in 2009. Backstay attaches to an externally mounted stainless steel chainplate at the transom
WINCHES & DECK GEAR At the mast are a Lewmar 34ST winch and a Lewmar 44ST winch. At the cockpit are 2 x Lewmar 55ST winches, 1 x Lewmar 44ST winch, 2 x Lewmar 16ST winches
ENGINE Perkins 4.236 naturally aspirated four cylinder diesel engine. Engine hours as read at meter: 3910 – Overhauled about 900 hours ago. d. There is a Dahl Baldwin 100 water separator / fuel filter, and an engine mounted fuel filter.
Belts and hoses. Gearbox is Borg Warner Velvet Drive 10-17-010, serial number 8069; shaft is stainless steel. There is a 125A alternator with dual belts and external Heart Interface regulator, and an 80A alternator with Xantrex external regulator. Electrical cabling to the engine. Engine controls are via Morse cables. Engine mounts are conventional onto FRP beds
FUEL TANK 2 x aluminium fuel tanks beneath salon flooring forward of the engine. Fuel shut off valves are at the engine compartment.
STERN GLAND / SHAFT SEAL Conventional stern gland
ELECTRICAL SYSTEM – DC
VOLTAGE DC 12 volts.
BATTERIES Starting battery is Group 24 lead acid, boxed at the starboard side of the engine compartment. At the starboard side of the engine compartment / bottom of the cockpit locker / lazarette are 6 x 6-volt lead acid batteries, wired in series to give 12 volts, then parallel. Beneath the aft cabin bed are 2 x 4D lead acid batteries, cables from the wind generator regulator and solar regulator
BATTERY SWITCHES 1-2-Both-Off switch at the galley area.
PANEL / BREAKERS DC panel with main DC breaker and 22 x DC breakers, with analogue DC ammeter. At the navigation area there is a separate DC panel with 7 x DC breakers, and adjacent to the main panel is a Xantrex Link 20 battery monitor panel.
CHARGING SYSTEM 2 x engine alternators with external regulators. 3 x 135 watt solar panels with Morning Star ProStar 30 solar controller. Spreco Silent Wind wind generator with external charge controller. Newly installed Sterling Power ProCharge Ultra 60A charger
INVERTER Xantrex ProWatt 1750 watt inverter at the engine compartment with GFCI protected outlet.
Honda EU2000i portable gasoline generator.
TANKS 2 x tanks, believed aluminium, beneath salon flooring.

Dinghy is 2013 AB 9VL rigid hulled inflatable, with a fitted tan coloured canvas protective cover over the tubes. Outboard is Yamaha Enduro 8hp two stroke,
