General Details

The Irwin 38 is a big space in a small boat.  Cross Roads has been continually updated by her current owners who are selling only because of a health problem.

She has been updated to make Cross Roads easy to cruise and sail and make her reliable on a long cruise.   First on the list was the replacement of the Mast with an in mast roller furling mast.  With the mast came a new mainsail, standing rigging and running rigging all by Mack Sails.  Other updates have included new 12 and 120 Volt panels to replace the one combination panel, 3 burner Princess stove with oven, Adler Barbour refrigeration unit, Microwave, Large stainless steel sink with single handle faucet, Lofrans electric windlass, New VHF with MMSI and remote at helm, newer batteries, new solar panel controller, dual Racor filters with transfer valve and more.

Vessel Walkthrough
Forward is the guest stateroom with a V-Berth, head with shower to STBD and hanging locker and storage to Port.   Aft is to the saloon.  There is a settee with seating on Port and Starboard with a drop leaf table seating 4 on the settees.  Two more could be added at the aft end making a comfortable dinner seating for six.  Aft is the galley on the centerline and to port.  The stove, refrigerator, sink and considerable storage are outboard.  On the centerline is a large counter over the engine compartment facilitating meal preparation.  Opposite and outboard to Starboard is the Navigation station with a large insulated ice box below the navigation desk top.  Aft is the master stateroom with the head and drawer storage to Starboard.  A hanging locker is to Port and at the stern is the master berth with a storage shelf at the ends.
Main Salon
The settee with seating on Port and Starboard with a drop leaf table seating 4 on the settees.  Two more could be added at the aft end making a comfortable dinner seating for six.  The table having leaves on both sides can be opened for dinning or other tasks or one or both lowered for and open seating space for lounging or entertaining.  Above and outboard of each settee are custom storage cabinets.  Three windows forward and along both sides make the saloon a light and airy living space.  Aft of the table is the companion way steps to the cockpit.     
Galley
The galley has a new (2012) large deep stainless steel sink with single handle faucet.  The stove (2005) is a Princess three burner with stove below and cover which provides more counter space if needed. The large top opening refrigerator has an Adler Barbour cooling unit installed in 2004.   Aft and above the refrigerator is a GE Microwave oven.  Ample storage space is provided.  Opposite is the counter which is over the engine compartment.
Master Stateroom
The aft of the master stateroom is the athwarthship berth with shelving at both ends. A hanging locker and drawers provide convenient storage for the owner’s clothing and personal effects. A seat for dressing is on the starboard side forward of the berth.  There are ports on each outboard side and a hatch above for light and ventilation.  There are overhead and reading lights above the berth.   Adjacent is it the master head with a manual head, basin with hand held shower and ample counter space and storage.  A large mirror is on the aft bulkhead.  An outboard port provides ventilation and light.  There is also a passage forward to the saloon.  The aft airconditioner provides cooling and heating to the master stateroom and saloon. 
Guest Stateroom
Forward in the guest stateroom is the V-Berth with shelf storage above and drawers below.  There is a hanging locker aft of the berth.   There are ports and a hatch above for light and ventilation.   On the starboard side is the head with the manual head, basin with hand held shower with counter with storage below.  A port provides light and ventilation.  A forward air conditioner provides cooling to the forward berth and saloon.   
Deck

Broker's Comments
This is a value boat ready to go cruising.  Cross Roads was on a cruise when medical problem made terminating the cruise and selling Cross Roads the prudent choice.  She is set up with the needed equipment for cruising the south east or Bahamas.  She has been continually improved with items such as the in mast furling and power windless to make her easy to cruise.
